$SPG I sold some SPG June 145 covered calls a while back. The option price right now is 6.4$ and the stock is trading at 149.4$. They are paying a 2$ dividend soon. X-day is June 7th. When I am at risk of my shares being called away before expiration? The way I see it, there is no time value left because 6.4 minus 4.4 (149.4 - 145) minus 2$ is zero. I know that is wrong though because there is still 6 weeks left to expiration. The dividend and x-day are fucking with me. Lol. Maybe @fattuna @Robmd06

$SPG What comes first? 140 or 160? I must say the strong quarter surprised me given what we have seen from other consumer stocks and reits. I listened to the call, and I already knew it but hearing it from the man himself again just confirmed to me, what kind of beast of a company this is. David was asked what would happen to Simon if we saw an economic downturn. He answered that, this would obviously weigh on SPG and impact them as well, but if that were to happen SPG would increase the distance between them and their peers. They would separate themselves even more, meaning they would just get stronger and their peers would get weaker. He was absolutely sure about that. He also said that ALL assets are for sale if someone offered the right price, emphasizing that cashflow is the most important thing. And they had no problem buying quality assets at a fair price, if shit hit the fan. Constantly on the lookout for good deals. As long as it generates positive EBITDA.

$SPG Simon Property reports Q FFO $3.56, consensus $2.80 Reports Q1 revenue $1.44B, consensus $1.29B. Domestic property NOI increased 3.7% and portfolio NOI increased 3.9% compared to the prior year period. "We delivered strong results to start the year," said David Simon, Chairman, CEO and President. "Leasing momentum and cash flow growth continued. We successfully sold our remaining investment in Authentic Brands Group, generating total gross proceeds of $1.45B, including the sale of a portion of our interest in the Q4. Today, we raised our quarterly dividend and are increasing the mid-point of our FY24 guidance."

$SPG I am happy to own a mall reit for the next 20 years! Class A malls are going nowhere! Divvy raise. Quarterly dividend now 2$, slowly reaching pre-pandemic levels. FFO guidance for this year at 12.83$ in the midpoint. Put a 14x multiple on that, and you have a fair value of 180$ a share.
