$MAC I dont own MAC, but I see they are buying shares at current levels.
Why do you think that is? Disguising something? Trying to send a signal to the market to try to keep shares high?? Or just pure bullish on the company they are managing? The timing just makes me wonder after last report.

$MAC Reasons I have been buying MAC aggressively past two days: As per earnings call: 1.Direction of company: Sell Assets and possibly equity to lower debt (1)Reasonable and conservative strategy for when the interest rate is high. (2)Gives the company strong bargaining position vs lender banks. Banks profiting from the lending will not like this, of course. 2.ATM Equity issuance possibility is not news. It was always there. Does not lower value unless they do it at unjustifiable prices. Mentioned in call that it will be used opportunistically. Was not used at 17.5. 3.Surprise lower FFO will mostly result from Express BK (0.06~0.08), which may free up space for higher rents (rent spread at +14%) mid term. Bad but not terrible in current leasing environment.

$MAC In a report released yesterday, Alexander Goldfarb from Piper Sandler downgraded Macerich (MAC – Research Report) to a Sell, with a price target of $11.00. Alexander Goldfarb has given his Sell rating due to a combination of factors surrounding Macerich’s financial strategy and performance. Goldfarb’s analysis suggests that while the new CEO brings fresh energy to the company, the proposed plan to restructure over the next 3-4 years is not sufficiently aggressive. The plan involves a multi-pronged strategy, including asset givebacks and a modest equity raise, which Goldfarb views as a reiteration of previous unsuccessful strategies. The expectation for the dividend to remain unchanged, despite the acknowledgment that free cash flow is a valuable capital source, also contributes to the Sell rating. Moreover, Goldfarb deems the management’s reluctance to address balance sheet issues more directly as a missed opportunity to put Macerich on a firmer financial footing immediately.

$MAC Another way to sell a lot of equity and lower debt ratio, is to sell equity to SPG at premium to market.

$MAC, we were always in this for the value of the assets. That thesis hasn't really changed. What kind of an FFO multiple are you seeking before buying more?

$MAC as I indicated yesterday, Mac has never released the ER before SPG and KIM, in my opinion this act was fully coordinated by some HFs to crash this stock right before the FOMC meeting which is the most bearish time in the market, this is not random, all calculated and premeditated. Yea Jackson good job but we are not dumb
